Three things without which comparing countries turns into an argument about figures.

Median, not average

An average price is easily dragged away by a single expensive project. We take the median of listed prices across active projects: it shows the middle of the market rather than its tail.

Strength of the sample

Next to every median stands the number of projects it was calculated from. The smaller the sample, the more carefully the figure should be read, so we show it instead of hiding it.

A dated exchange rate

All prices are converted to dollars at a rate taken at a specific moment, and that moment is stated. A week later the figures will move with the rate, and the stamp will move with them.

The comparison currently covers 11 countries and 1,210 active projects; the median per square metre is calculated for 11 countries from a sample of 1,209 projects. Rate as of August 30, 2026.

Which country should I start with?

Start with the task rather than the country. If the entry price matters, compare that column in the table above. If choice matters, look at the number of active projects. If law and taxes matter, open the country guide first: those questions are answered there with a cited source, and only then does comparing prices make sense.

Where do the numbers in this section come from?

Every market figure comes from one place: the nightly aggregate of our catalogue across active projects. Legal, visa and tax facts live in the country guide, and each carries a footnote number with a publisher and a year. The two layers never mix: a price never comes from written text, and a legal fact is never inferred from a price.

Why do some countries have no median per square metre?

The median is calculated only where projects state their floor area. If a country has few such projects, we show a dash instead of borrowing an average from its neighbours. A dash is more honest than an invented figure.

Can a purchase be completed remotely?

In most countries the deal runs on a power of attorney: the property is viewed over video, reserved with a deposit and contracted remotely. Document and money transfer requirements differ by country, and each country guide sets them out.

Does buying property grant residency?

By itself, almost nowhere. Some countries run separate visa programmes with an investment threshold, in others a purchase has nothing to do with a visa. Check the visa block in the country guide: the conditions and the term are named there.

What yield should I put into the calculation?

We do not fill in a rental rate on your behalf.
