Terms of Use of the Website

These Terms of Use (the "Terms") govern access to and use of the website housebook.global and its subdomains (the "Website"). The Terms apply from the moment you start using the Website. By submitting a request form on the Website you confirm that you have read and accept the Terms. If you do not agree with the Terms, stop using the Website.

1. Who we are

The Website is operated by HOUSEBOOK INVESTMENT L.L.C., a limited liability company registered in Dubai (UAE), commercial licence No. 1061992 (Dubai DET), TRN 104558732400003, address: Office 2502-01, Marina Plaza Tower, Al Marsa Street, Dubai Marina, Dubai, UAE ("Housebook", "we", the "Company"). The Company is also the controller of personal data.

The Company's affiliate, HOUSEBOOK REAL ESTATE L.L.C. (licence No. 1128098, Office No. 2502-01, Marina Plaza, Dubai Marina, Dubai, UAE), carries out brokerage activity under a separate agreement with the client.

2. Subject and definitions

These Terms set the rules for using the Website: viewing information on foreign real estate and developers, and sending a request for property selection.

"User" means any person using the Website. "Request" means an enquiry sent through a form on the Website. "Partner" means an agent or sourcer taking part in the Housebook partner programme. "Developer" means a developer, seller or agency whose properties are presented on the Website.

The Website does not require registration or personal accounts for Users. Partners work in the Partner Cabinet under the Public Offer HB-SO-2026/01 (the "Offer"). For Partners, the Offer prevails over these Terms.

3. Acceptance of the Terms

The Terms apply when you use the Website. Submitting a Request form means you have accepted the Terms. A separate checkbox for accepting the Terms is not required. Consent to personal data processing and consent to marketing are given separately (sections 4 and 5).

4. Personal data and cookies

Personal data is processed in accordance with the Privacy Policy (/en/privacy) and on the basis of the Consent to personal data processing (/en/consent), which you give by ticking the box in the Request form. Cookies and similar technologies are used in accordance with the Cookie Policy (/en/cookies). Partner data is processed under the Offer and document HB-SO-2026/01-PD.

5. Marketing communications

We send marketing and informational communications (email, SMS, messengers, calls including automated calls, push notifications) only with your separate consent (/en/marketing-consent). Accepting the Terms, sending a Request or consenting to personal data processing is not consent to mailings. You can opt out entirely or from an individual channel via the link in an email, by replying "STOP" to an SMS or message, during a call, or by writing to vf@housebook.ae; communications stop immediately.

6. Nature of information on the Website

Information on the Website is for reference and general information only. It is not a public offer, an invitation to enter into a contract or a marketing guarantee.

Data on properties, prices, availability, layouts, completion dates and payment terms is provided by Developers and other sources, may be incomplete, outdated or changed without notice. Current data is confirmed when a specific proposal is prepared and in the contract with the Developer. Prices on the Website are indicative and are not an offer; the final price and availability are confirmed by the Developer.

Images, visualisations and calculations (including expected yield) are illustrative and do not guarantee any result. Real estate investment involves risk; past results do not guarantee future returns.

7. No advice

Website materials are not investment, legal, tax, financial or other professional advice and are not a recommendation to enter into a transaction. The decision to buy is yours; before a transaction we recommend consulting independent advisers, including on tax, currency control and immigration matters in your country.

8. Housebook's role

Housebook receives your Request, contacts you, selects properties and passes your Request to Developers, agencies and local partners. Housebook is not a party to the purchase or reservation contract between you and the Developer, unless otherwise agreed in a separate written agreement. Brokerage services are provided by HOUSEBOOK REAL ESTATE L.L.C. under a separate agreement. Transfer of data to third parties is governed by the Privacy Policy and your consent.

9. Obligations and prohibited actions

By using the Website you undertake to give accurate data in the Request form and not to do any of the following:

• use the Website for unlawful or fraudulent purposes or to infringe third-party rights;
• send knowingly false, someone else's or meaningless Requests, including on behalf of another person without their knowledge;
• attempt unauthorised access to the Website, servers and data, disrupt the Website or spread malware;
• use automated data collection tools (scraping, bots) without our written permission;
• use Housebook contact details for unsolicited mailings;
• copy, reproduce or distribute Website materials except as permitted by law or by us.

In case of breach we may restrict access to the Website and decline to process the Request.

10. Intellectual property

The texts, images, logos, design, property database, analytical materials and software of the Website belong to the Company or are used under licence (including Developer materials). You are granted a limited, non-transferable right to view the Website for personal purposes. Any other use requires the written consent of the rights holder. Housebook and third-party trademarks belong to their owners.

11. Links to third-party resources

The Website may contain links to Developer sites and other third parties. We do not control their content, privacy policies or actions and are not responsible for them. You follow links at your own risk.

12. Disclaimer and limitation of liability

The Website is provided "as is". We aim for accuracy but do not guarantee completeness, currency or uninterrupted operation of the Website.

To the extent permitted by applicable law, Housebook is not liable for: losses arising from use of Website information and decisions made on its basis; acts and omissions of Developers, management companies and other third parties; unavailability of the Website for technical reasons; indirect losses and lost profit. Nothing in the Terms excludes liability that cannot be excluded by law (in particular for intent and gross negligence) or limits your mandatory rights as a consumer.

13. Force majeure

Housebook is not liable for failure or improper performance of obligations under the Terms caused by force majeure: natural disasters, hostilities, acts of authorities, power, communications and hosting infrastructure failures, cyberattacks and other events beyond the Company's reasonable control.

14. Governing law and disputes

The Terms are governed by the law of the United Arab Emirates as applied in Dubai. Disputes are subject to the courts of Dubai, UAE, after an attempt to settle them by negotiation. If you are a consumer residing outside the UAE, the mandatory consumer-protection rules of your country of residence are not excluded by this section.

For Partners, the governing law and dispute provisions of the Offer apply.

15. Changes to the Terms

We may change the Terms. The new version is published on this page with a new date and applies from publication; Requests already sent are governed by the version in force at the time of sending. Material changes are highlighted on the Website. Continued use of the Website after publication means the new version applies. If any part of the Terms is held invalid, the remaining provisions remain in force.
