Residential prices in Tbilisi continued to rise in 2025, with the average price per square metre in new buildings up 11.5% year‑on‑year to 3,236 GEL (≈$1,330) and overall price levels 57% higher than in 2020. Rental demand remained solid, supporting gross yields of about 8.6% and average rents of $9.5 per square metre per month, while transaction volume grew modestly to 40,350 apartments, of which foreign buyers accounted for roughly 6‑7% of deals. The combination of strong domestic demand, ongoing infrastructure projects and a liberal legal framework keeps Tbilisi attractive to foreign investors.
