Housebook Pro · Lead partnership

Your non-target leads. Your next revenue

You have already paid for these enquiries. Wrong budget, wrong location, wrong type: they will not buy your project. We match them to a property in the Housebook network, close the deal and share the net commission with you.

Discuss the pilot

The pilot starts with a fifteen-minute call. It needs no new marketing budget and adds no work for your sales team.

YOUR SHARE

You pay nothing. You take a share of the net commission.

Money appears only when the deal is closed and the commission is received. Until that day you owe us nothing and spend not a single working hour.

40%

Qualified non-target leads

Of the Housebook net commission on a closed deal. Interest is confirmed, the contact is live, the budget and the brief are known.

30%

Cold leads and deferred demand

Of the Housebook net commission on a closed deal. There was interest, the decision is postponed. They are nurtured by our automation, not by your sales team.

The lead category, the way the net commission is calculated and the payment terms are fixed by the contract for your country, because terms differ between countries. Housebook does not accept, hold or convert the buyer's money.

A FAMILIAR PICTURE

A rejection does not mean the person will not buy. It means they will not buy from you.

Every developer funnel has a layer of enquiries the sales team closes as not our client. The money for them is already spent and the revenue never comes.

Below your entry price

They are ready to buy, just not from you: your entry starts higher. In a month they buy somewhere else and you never hear about it.

Wrong country or city

Your ads brought foreign traffic, but the buyer wanted a different market. There is nobody to hand them to, so they go back to search.

Wrong property type

You need an apartment buyer and a villa or commercial enquiry arrives. The rejection takes one line in the CRM.

Simply not now

The decision is six months out. Nobody will nurture a person for six months, so they are closed as cold.

No marketing spend and no load on your sales team: you hand over what your team has already closed instead of starting a new sales channel.

THREE STEPS

You bring the lead. We do the rest.

Your sales team gets no new process: it keeps closing a non-target enquiry exactly as it does today, and from there the enquiry comes to us.

1

You hand the lead over

However suits you today: a spreadsheet, a CRM export, a shared chat. An integration with your CRM is scoped after the pilot, once the volume is visible. It does not exist today, and we say so before the pilot, not after.

2

We screen and route

The enquiry goes to a local partner in the country where the person is actually ready to buy: the network works across 11 countries. Screening and routing are automated, the conversation is run by a live broker.

3

We close, you earn

Matching, viewings and the deal are on our side. Your share is counted from the net commission on the closed deal and paid under your country contract.

DEFERRED DEMAND

A cold lead is a lead nobody waited a year for.

A sales team cannot nurture someone who buys in eleven months: it has this quarter's plan. Automation can, because it does not get tired and does not forget.

A rhythm, not a mailshot

Touches follow the person's time zone and their language, not your campaign calendar.

A human one step away

The moment the reply gets specific, the conversation goes to a broker. Automation does not negotiate price.

Silence is an answer too

A refusal, silence and a request to stop are distinguished and recorded. Nurturing runs until the client opts out of contact: asked us to stop means we stop.

WHAT YOU SEE

Every lead you hand over stays yours on paper.

The source is recorded at handover and is never rewritten after the fact.

A number for every batch

The batch and its number are assigned at handover: they show whose lead it is, when it arrived and which step it is on.

A stage, not a score

You see facts: accepted, in progress, meeting, deal, declined with a reason. We do not paint probabilities.

The report comes from your manager

There is no self-service dashboard for handed-over enquiries today. Your partner manager sends the report with identifiers and statuses, and the dashboard for these enquiries comes later. We say this before the pilot, not after.

Your database stays yours

We do not resell handed-over contacts to third parties and do not return them to you as somebody else's advertising.

WHO THIS IS FOR

We name who we say no to before you spend an hour on us.

The pilot is worth starting where non-target enquiries appear regularly and there is a basis to contact the person.

A good fit

  • You get more enquiries than you have projects, and a share of them is systematically not yours.
  • You are ready to hand over a non-buyer instead of keeping them in the CRM as dead weight.
  • You want a second revenue stream without a second marketing budget.

Not a fit

  • You want to sell a database. We do not buy databases and do not take lists without people's consent to be contacted.
  • You expect country exclusivity in exchange for leads. No such status exists for anyone here.
  • You want us to nurture your own target buyers. That is a conflict with your sales team and we do not go there.

QUESTIONS

What people ask before the first call

What exactly counts as the net commission?

The calculation base, the deductions, the currency and the moment the payment becomes due are set by the contract for your country. The net commission is neither the property price nor the gross commission of the deal, and we fix its definition in writing before the first handover.

Do we have to hand over the whole database?

No. For the pilot we agree a separate list of non-target enquiries. Active negotiations run by your sales team are not part of the pilot, and you can withdraw any lead before the first contact.

Do you give country exclusivity?

No. A veto over publishing other projects or over partners working in other countries does not exist at Housebook under any status. What you get instead is a share in money, not a promise of monopoly.

Is this not a conflict with our sales team?

You define what counts as a non-target enquiry and you hand it over. We work only with what your team has already closed, and we agree how source disputes are resolved before the first batch moves.

Can we hand over an old database?

First we check where the contacts came from and the basis for further contact. We accept only enquiries where you hold consent to contact and to transfer; lists without that basis we do not take, and this is not a negotiating position.

Do you hold the buyer's money?

No. Housebook does not accept, hold or convert buyer funds at any stage. The payment runs between the buyer and the seller; the platform does not stand in that chain.

What if that person buys from us later after all?

Then they are yours and cost you nothing: the share is paid only on a deal Housebook closes. We make no claim on a buyer who comes back to you.

Who talks to our client, and on whose behalf?

A Housebook local partner runs the conversation on Housebook's behalf. Your brand is not used in the correspondence, and complaints about our work do not land on you.

And if there are no deals?

Then you pay nothing and lose nothing except leads your team had closed anyway. The hundred-lead pilot exists precisely to test this on your data rather than on our promise.

PILOT

Start with 100 leads. On your own data.

A fifteen-minute call to agree what counts as a non-target lead, how you hand it over and the terms for your country. Then one batch and an honest result on it.

100

leads in the first batch

15

minutes to agree the pilot

Discuss the pilot

You pay only a share of the commission on closed deals.

We will not show you other developers' case studies: the programme is new, and quoting someone else's numbers in your conversation would be dishonest. That is why the first batch is small and the result is counted on your data.
